Why buyer rebate?
Thanks to Internet, home buyers now can search houses for sale through Internet, which in the past were solely accessible by real estate agents. Buyers now can do their own research and go to Open House. Agents' workload is tremendously reduced. Buyers deserve "commission" by saving Realtor's time and work!

Rebate qualification
- Minimum purchase price $400,000
- When you go to Open House, always disclose me as your buyer agent. If not, your rebate may be void due to other agent's claim on their share of commission for a procuring cause.
- When there is no open house, let me arrange showing for you. The property you are interested can not be shown by any other agent including the listing agent.
- For new construction, I must be with you for the first visit.
- Sign Buyer Rebate Agreement
The highest rebate
If you find a home all through open house, we will only keep 1.5% and you will get the rest of commission. In the best scenario, when seller offers 3% buyer agent commission, you may get as much as 1.5%.
Guaranteed 0.5% rebate
If I show you the properties when open house is not available, we keep 2% commission and you get the rest of commission as a rebate. In this case, 0.5% buyer rebate is aslo guranteed .

Will Rebate affect Realtor's service?
No, except in house search process to some extent. It is buyer's choice to what extent they want to do, which determines how much rebate the buyer gets. Realtor service is kept intact, from offering to closing. I will write and present the offer, handle all the negotiations, arrange for attorney review, schedule inspections, help with mortgage, inspection, appraisal, and all work necessary through the day of closing.
